Terms and conditions

1. Subject

These Terms and Conditions govern the booking and stay at Country House Fermata Sessant, consisting of:

  • No. 2 StarsBox units available from April 15 to October 15
  • No. 1 one-bedroom apartment available all year round
  • No. 1 studio apartment available from October 16 to April 14 (if StarsBox units are not sold, the studio apartment may also be rented in other months)

By making a reservation, the guest fully accepts these Terms and Conditions.

2. Booking Terms

A reservation is considered confirmed only upon receipt of payment according to the methods indicated at the time of booking.

Any special requests must be communicated before confirmation and are subject to availability.

3. Official Communications

The only valid channel for cancellations, date modification requests, and official communications is the following email address:

Communications made by telephone, messages, or other platforms will not be considered valid.

4. Cancellation Policy

  • Cancellations made within 4 days from the booking date are free of charge.
  • Cancellations made up to 15 days before check-in are eligible for a 50% refund of the amount paid.
  • For cancellations made within the 15 days prior to check-in, no refund is provided.
  • In case of no-show, the amount paid will not be refunded.

5. Gift Cards

  • Gift Cards must always be personalized by Fermata Sessant (including the first and last name(s) of the guest(s) and, if desired, a personalized message prepared by Fermata Sessant).
  • Gift Cards are non-refundable.
  • Use of the Gift Card is subject to availability of the property for the requested period.
  • Gift Cards may be transferred to another guest (with possible re-personalization by Fermata Sessant) upon prior communication and confirmation by Fermata Sessant.

6. Bad Weather – StarsBox

For StarsBox bookings, in case of forecasted severe bad weather, it is possible, by the day before check-in, to request a postponement of the stay to a later date within the same opening season (April–October).

No refunds are provided; only a date change is allowed.

The assessment of weather conditions is at the sole discretion of the property.

7. Check-in and Check-out

  • Check-in: from 13:00 PM to 8:00 PM
  • Check-out: by 11:00 AM

Any requests for different times must be agreed in advance and are not guaranteed.

8. Number of Guests

It is strictly forbidden to exceed the maximum number of guests allowed for each unit. In case of violation, the property reserves the right to cancel the stay without refund.

Please note that each StarsBox accommodates two guests.

9. Security Deposit

At check-in, the property will require a credit card as a guarantee for a €200.00 pre-authorization to cover any potential damage to the accommodation, furnishings, or equipment.

The pre-authorization does not result in any immediate charge and will be automatically released within 1 day after check-out, subject to verification of the condition of the accommodation.

In the event of damage, the property reserves the right to retain all or part of the amount to cover the costs, after notifying the guest.

10. Property Rules

  • A respectful behavior towards the property, its furnishings, and the surrounding environment is required.
  • Any damage will be charged to the responsible guest.
  • Pets are allowed upon prior communication and approval at the time of booking.
    • The presence of well-behaved animals accustomed to staying indoors is permitted.
    • Animals must not be left unattended indoors or outdoors (garden/park/woods) of Fermata Sessant.
    • It is not permitted to allow animals on beds, sofas, lofts, furnishings, or linens of the property.
    • The owner is responsible for the cleanliness and proper management of their animal, both indoors and in outdoor spaces.
    • Any damage caused to the accommodation, furnishings, or equipment will be charged to the guest.
    • In the common areas of the property, animals must be kept on a leash. The owner is responsible for controlling their animal at all times.
    • Animals are not allowed inside the Stars Box but may stay on the outdoor terraces.
    • The property reserves the right to apply an additional fee for final cleaning, if necessary.
  • Smoking is strictly prohibited inside all units, including the Stars Box. The property, immersed in greenery, requires particular attention to environmental protection. Smoking is allowed only with responsible behavior, ensuring cigarettes are fully extinguished and properly disposing of cigarette butts, especially during periods of fire risk.
  • Quiet and respect for others: guests are required to respect the peace and well-being of others, avoiding behavior or noise that may disturb other guests. Respect for quiet hours is especially required during evening and nighttime hours.
  • The property provides an outdoor parking area. Although the parking is located within a private, fenced area, management declines all responsibility for any damage or theft involving vehicles.
  • The property offers an electric vehicle charging service via a station with a maximum power of 3.5 kW. Use of the charging station is permitted exclusively for a fee. The property reserves the right to determine the applicable terms and rates. The property is not responsible for any damage to vehicles during charging.
  • The park is accessible to guests at any time of the day. It is a natural outdoor area that may present typical risks such as edges, exposed roots, and uneven ground; guests are required to exercise due caution and use the area at their own risk.
  • To reach the Stars Box, maximum attention is required: the structures are located in a green area characterized by natural and not perfectly even terrain. Guests are therefore advised to proceed with caution along the path.
  • Guests are required to use the lights provided to adequately illuminate the path, especially during evening and nighttime hours.
  • It is also strictly forbidden to hang from handrails or the wooden platform structures surrounding the Stars Box, in order to ensure everyone’s safety and preserve the integrity of the installations.

11. Liability

The property is not responsible for theft, loss, or damage to guests’ personal belongings, nor for service disruptions due to force majeure or events beyond its control.

12. Privacy

Personal data provided will be processed in compliance with applicable regulations (EU Regulation 2016/679 – GDPR) exclusively for purposes related to booking and stay.
